Existing buildings

BuildSense

The system of record for an existing building.

Multi-unit residential buildings

What it is

BuildSense ingests IFC models, utility bills, project documents, engineering reports and site visit data, and holds them as one authoritative record of what a building actually is. Every analysis, retrofit plan and capital decision that follows is drawn from that record.

Who it is for

Property owners, portfolio managers, asset and facility teams, engineers, energy advisors, retrofit teams

Capabilities

What BuildSense does.

One record, five kinds of evidence

IFC models, utility bills, project documents, engineering reports and site visit data all land in the same place. What has always lived in separate drives, binders and inboxes becomes one description of the building.

Every value knows where it came from

Each attribute in the record carries its source: the model, a document, a report, an observation on site, a default, or a person. When two sources disagree, you can see which is which and decide, rather than inherit a number nobody can explain.

Site visits become data, not memory

What the engineer saw in the mechanical room is captured as structured evidence against the asset it concerns, so it survives staff turnover and informs the next decision instead of sitting in a PDF.

Analysis drawn from the record

Because the inputs are already established, BuildSense can run energy analysis directly against them — classified Part 9 or Part 3 under the National Building Code, at hourly or monthly fidelity depending on the question.

Cost and carbon together

Results come back as both — simple payback, net present value, internal rate of return, benefit-cost ratio and dollars per tonne of CO₂e avoided — so a retrofit can be argued in the terms the decision is actually made in.

Signed, and kept current

Owner, energy advisor and administrator are separate roles; work is not finished until an advisor signs it. Connect meters and sensors and the record keeps pace with the building rather than freezing at the date of the audit.

Rooftop mechanical plant on a large building

What a building is gets scattered across a dozen filing systems. None of them agree.

How it works

From scattered evidence to one record.

01

Ingest

IFC models, utility bills, project documents, engineering reports and site visit data.

02

Reconcile

Sources are matched to assets, conflicts surfaced, and every value keeps its provenance.

03

Establish

The building has one record — classified Part 9 or Part 3, with the reasoning shown.

04

Analyse

Energy, cost and carbon run against the record rather than a fresh set of assumptions.

05

Maintain

Advisor sign-off, then meters and new site visits keep the record current.

Services

Engagements around BuildSense.

Building record onboarding

Turning an existing document estate into a structured record of the asset.

Rapid building audits

A defensible baseline in days, not a season of site visits.

Continuous monitoring

Meter feeds and low-cost sensors that keep the record honest.

Retrofit assessment and planning

What to do, in what order, and what it returns.

Decarbonization plans

Measures sequenced against capital plans and emissions targets.

Incentive matching

Finding the rebates, grants and carbon finance a project qualifies for.
